HOW TO BUY A MANUFACTURED HOME

  • MANUFACTURER WARRANTY
    Warranty coverage varies among manufacturers. We will give you all the warranty information and copies of warranties offered in and on the homes we sell. Read them and understand the coverage. The following questions may help you in doing this.

    What coverage comes with the home? Warranty on the home from the home manufacturer.  Warranty on the appliances, and building products, such as the windows, doors, sinks, ect. are through the maker of the product, not the home manufacturer.  Extended warranties may be purchased by the homebuyer.

    What components and what types of problems does each warranty cover? What's not covered?
    How long do the warranties last?
    Homebuyers should read each warranty carefully.  Each product's warranty varies.

    How do I get warranty service? Who will provide it? Where will it be performed?
    Greater Dakota Homes policy is:
    All warranty requests must be submitted to us in writing.
    We will then contact the manufacturer and apply for service.  The manufacturer will either authorize us to do the repairs or send their own service crew.  When and where will be determined by the manufacturer, not Greater Dakota Homes.

    Are extended warranties available from the manufacturer? If so, what do they cover and cost?
    Extended warranties may be purchased through a variety of different companies. The most popular is Homebuyers 2-10.  These extended warranties vary in price from $230 and up.

    Manufacturer warranties generally cover substantial defects in the following areas:

    • workmanship in the structure;
    • factory-installed plumbing, heating, and electrical systems; and
    • factory-installed appliances, which may also be covered by separate appliance manufacturer warranties.

    Manufacturer warranties do not cover:

    • improper installation and maintenance;
    • accidents;
    • owner negligence;
    • unauthorized repairs; or
    • normal wear and aging.

    Also ensure that the manufacturer's maintenance and repair instructions (contained in the consumer/homeowner's manual) are followed to keep your warranty in effect. While Greater Dakota Homes will perform most warranty service, the manufacturer is responsible for making sure repairs are done and completed in a timely manner.
